Buying or Selling a Home Without an Agent

There are numerous benefits to buying or selling a home without an agent. You have full control over the process, timing, and platform that you list on. You can set the schedule, negotiate the terms, and reach an agreement without going through anyone else. You can also save a significant amount of money by buying or selling on your own.

Not paying a brokerage fee can add substantial bargaining power to the negotiation for both parties. For example: as part of a typical sale, an Agent or Agents usually get a commission of 5-6% of the sale price. If your home sells for $100,000 then the Agent would receive $5,000 - $6,000. If you're doing most of the work listing and showing the home, that's a lot of money that could be in your pocket.

However, you should still properly protect yourself. A real estate transaction includes many legal documents and forms. Properly completing these is essential to ensuring you are protected both during the process and in the future. An improperly completed document could cost you thousands of dollars or expose you to future liability. That's where we come in.

Transparent Pricing

Shinaver Law Office, LLC offers two primary pricing models for traditional real estate transactions:
  • $1,730 flat fee 
​                            OR
  • Billed hourly based on Agreement

​* Sellers can defer payment to Closing

Non Traditional Sales & Transfers

Buying or selling property by Land Contract or a ​Statutory Mortgage can be very beneficial to both parties if done properly, but quite detrimental if mistakes are made. Each transaction has its own unique traits. We understand the process and will ensure that you are fully protected.
